An office building is read from the arrival: access, parking ratio, the condition of the common areas, and the first impression a visitor forms before reaching the suite. Those are competitive facts — they set what the building can ask against its neighbors.

Occupancy tells the second story. Who the tenants are, how long their terms run, and how the rent roll rolls over decide what the income stream is worth and what a lender will accept. A building at strong occupancy with short terms is a different asset than the same building with staggered, longer paper.

Systems and capital items close the read: roof, chillers, elevators, and the schedule on which they come due. Deferred items are not deal-breakers — unpriced ones are.
