Timothy Merriman Jr. is a commercial real estate broker and advisor serving property owners, private investors, family offices, institutional buyers, and tenants throughout South Florida. Through Merriman Diversified Commercial, LLC, he advises clients on investment sales, lease negotiations, asset repositioning, and complex transactions involving industrial, office, multifamily, development, and distressed or challenged properties.
Before establishing his independent practice, Timothy served as a Partner with NAI Miami | Fort Lauderdale. During his tenure, which began in 2008, he handled investment sales, leasing, and repositioning assignments throughout Broward, Miami-Dade, and Palm Beach counties. His work ranged from single-tenant industrial buildings and multistory office properties to multifamily investments, development sites, portfolio sales, 1031 exchanges, complex lease restructures, and distressed assets requiring careful financial and operational analysis.
Earlier in his career, Timothy worked with a national lender on REO acquisitions, bankruptcy asset recovery, litigation support, and related risk analysis. That foundation in finance and recovery strengthens his ability to evaluate complicated scenarios, negotiate with lenders, attorneys, receivers, owners, and tenants, and guide transactions involving multiple stakeholders and competing priorities.
Timothy holds a Master of Business Administration from Nova Southeastern University and a Bachelor of Arts in Sociology from Shaw University. He has also completed additional coursework in real estate development. His professional and community involvement includes membership in the Real Estate Executive Council and service on the Florida International University Real Estate Advisory Council, along with other industry and civic affiliations.
Today, Timothy works independently through Merriman Diversified Commercial, combining brokerage expertise, financial discipline, and extensive South Florida market experience to help clients make informed commercial real estate decisions.
