Notes
Written when there is
something worth saying.
Notes publish here when Tim writes them — working answers to real owner questions, not a content calendar. Until the first one ships, these are the questions that come up most.
What is my building actually worth right now?
The honest answer starts with current rents for the asset type and class, what the building collects against them, and what buyers are paying for that income today.
Why did the appraisal come in below my number?
Usually the difference is in expenses the owner carries lightly — management, insurance, reserves — that a lender prices at market.
Should I sell, lease it, or keep managing it?
A property that no longer fits its owner is a position question: what the asset returns as held, what it clears as sold, and what the owner wants their time to be worth.
What kills deals in diligence?
The findable things found late: environmental history, roof and systems, tenancy that reads differently up close. The cure is looking earlier.
How do I hit a 45-day exchange window?
With a wide, fast, disciplined read of the replacement market — and the willingness to reject properties quickly.
The lender is involved now. What are my options?
More than it feels like from inside the situation. The path depends on the collateral, the paper, and the parties — read honestly, early.
